2. Nature of the Service
DeedBox provides software infrastructure for the digital cataloguing, encrypted vaulting, and automated handover of property-related credentials, accounts, warranties, and meter readings.
Critical Regulatory Notice: No Client Money
DeedBox is not a bank, deposit-taker, or payment service provider. DeedBox does not hold, handle, or transmit client money. All financial transfers, purchase monies, and adjustments are handled exclusively between regulated conveyancers and their clients via regulated bank accounts.
3. Role of Conveyancers as Arbiters
Release of vaulted data requires independent, verified digital confirmations from the legal representatives acting for the buyer and seller. DeedBox executes the release instructions automatically upon dual confirmation and does not independently arbitrate property title or contractual disputes.
4. User Responsibilities
- Sellers: You warrant that you have lawful authority to transfer the accounts and warranties catalogued on the property. You agree not to upload harmful code or unauthorized personal data.
- Buyers: You agree to use transferred credentials strictly for managing the acquired property.
- Conveyancers: You warrant that you are a qualified legal professional regulated by the Solicitors Regulation Authority (SRA), Council for Licensed Conveyancers (CLC), or Law Society of Scotland.
5. Limitation of Liability
DeedBox facilitates credential and document transmission on an "as-is" basis. We do not warrant that third-party manufacturers (e.g., smart device makers) will maintain continuous API availability or compatibility.
6. Governing Law
These Terms and any dispute arising from them shall be governed by and construed in accordance with the laws of the United Kingdom, specifically England & Wales and Scotland as applicable to the location of the subject property.
